1. What kind of development is Mangamaunu Bay Farm Park?

Mangamaunu Bay Farm Park is a lifestyle property development, which offers a spectacular coastal setting, with the added benefit of a share in a fully operational hill-country farm.

2. Who are the developers?

The Farm Park is being developed by Cedar Properties Kaikoura Limited.

3. How many properties will there be?

There are 26 residential Lots distributed across the property. Each Lot is around 5,000 square metres.

4. What are purchasers being offered?

Each Lot owner has one freehold Lot and a 1/26th share in the on-site facilities, including pavilion, swimming pool and tennis court, plus a 1/26th share in the farm itself.

5. What facilities are included for Lot Owners to share?

Facilities include an all weather tennis court, swimming pool, pavilion, woolshed and yards, hayshed, walking and hiking trails, security gates and the farm's infrastructure.

6. How are the shared facilities managed?

By a Lot Owners' Association which is responsible for maintaining and enhancing the unique character of the property. Each Lot Owner automatically becomes a member of the Lot Owners' Association.

7. What are the costs of on-going management and maintenance?

The cost of maintaining the facilities is estimated at $4,000 per Lot per year. Any surplus could be voted by the Lot Owners' Associate for further enhancement of the property, beyond essential maintenance, or returned to the Lot Owners.

8. What are the annual rates?

Annual rates have yet to be established by the Kaikoura District Council but are estimated to be in the region of $1,800 per annum.

9. What services are provided to each Lot?

The development included electricity and phone/internet lines to the boundary of each Lot.

10. What kind of water supply is provided?

Water will be collected from the roof of each property, treated on-site and stored in underground tanks. The use of on-site collection systems is in line with the principles for sustainable use of resources which are promoted  by the Kaikoura District Council and supported by the Kaikoura community. Our engineers can advise on the collection rate and capacity required for each property.

11. What kind of effluent disposal system is provided?

Effluent treatment and disposal is via a septic tank, with wastewater gardens and grey water systems. Our engineers can provide examples of how these work.

12. Is there a building covenant?

Yes. The covenant covers the style, architectural features, materials and landscaping for each Lot. The covenant requires Lot Owners and their architects to work with the developers and developer's architects, to approve each building and landscaping plan before submitting it to the Kaikoura District Council for approval. The aim of the covenant is to protect the integrity of the development concept, which is concerned with protection of the environment and preservation of the area's character. 13. Is there a required timeframe for construction?

You are not required to start building by a specific date, but you are required to complete construction within nine months of starting. In the meantime you are required to keep your Lot tidy and free of weeds.

14. What are the terms of payment?

Lots can be secured with a 10% deposit, payable in two instalments. The payment schedule requires $10,000 to be paid upon signing of a Sale and Purchase Agreement, with the balance of the 10% deposit to be paid when a compliance certificate is supplied by the Kaikoura District Council to the vendor. Deposits are to be paid to the Vendor's Solicitors Trust Account. We expect compliance certificates to be issued in April 2006.

15. When do purchasers take possession of their Lots?

Possession is from the issue of Title, which is expected to occur in April/May 2007.

16. Could I start building earlier than the possession date?

Yes, provided a satisfactory security can be given to both the purchaser and vendor by their respective solicitors.

17. Is there a covenant on the surrounding native bush?

Yes. The native trees and vegetation are protected by the Lot Owners' Association which, through the Farm Manager is responsible for controlling weeds and invasive species and enhancing the existing bush.

18. Can we bring domestic animals on to the property?

Dogs may be permitted at the discretion of the Lot Owners' Association. If permission is granted, it will be on the basis that dogs are controlled by their owners at all times. Cats are not permitted due to the threat to birdlife.

19. What kind of access roads will be constructed?

The access road with the Farm Park will be finished with a surface of local stone chip, including limestone. This will provide a hard-packed surface that is safe, durable and reflects the rural character of the property.

20. Do I have to fence my Lot?

There is no requirement to fence each residential property, but Lot Owners may want to include some fencing to protect plans and garden areas from wandering stock. This can be achieved through each landscaping plan and discussed with the Farm Manager.

21. What does Kaikoura have to offer?
